Coles – supermarket site in Plainland, Qld

Coles Group Limited (**Coles**) is an Australian public company (ASX: COL) that primarily operates: * supermarkets nationwide through its subsidiary, Coles Supermarkets Australia Pty Ltd (**CSA**); and * retail liquor stores nationwide, trading under the Liquorland, Liquorland Warehouse and Liquorland Cellars brands. Coles also has a property development arm, Coles Group Property Developments Ltd (**CGPD**), that buys land and constructs shopping centres, standalone supermarkets and / or liquor outlets and then sells these completed sites to third party buyers. Consprop Projects Pty Ltd (the **Lessor**), is a wholly owned subsidiary of Consolidated Properties Group Pty Ltd, which is an Australian development company with experience developing high quality residential, commercial and retail projects. Coles entered into a letter of offer with the Lessor in late 2025 to acquire a leasehold interest in a single lot for a supermarket to anchor a new neighbourhood centre located on Gehrke Road, Plainland Qld 4341 (**Target Site**). The Target Site is located adjacent to the existing Plainland Plaza Shopping Centre. CSA and the Lessor now propose to enter into an agreement for lease and lease documentation to formalise Coles’ existing interest in the Target Site and facilitate the development of the proposed supermarket within the centre (the **Acquisition**). Plainland is a suburb approximately 75km west of the Brisbane CBD within the Lockyer Valley Region.
